VIP is a working partnership - you bring the capital and the intent, we bring same-day underwriting, off-market deal flow, the legal and lending network you need to actually close, and a public platform for the deals you're proud of. Most VIPs do four to twenty transactions a year with Project Spokane in the seat. Some do more. Some go quieter for a quarter and pick back up. The program flexes with where you are.

Membership is free. We earn on transactions we represent you on - standard real-estate commissions, nothing extra. We cap at fifteen because that's how many serious investors your Project Spokane lead agent can actually walk through a year with. The fifteenth seat doesn't get less; everyone gets the full stack.

Every off-market deal we source - novations, distressed listings, pocket inventory from agents we trust - goes to VIPs before anyone else. You see the deal at the same moment we do.

Quarterly Business Review with your lead agent

Four times a year, you and your Project Spokane lead agent sit down for 90 minutes. Last quarter's deals. Capital position. Next-90-day plan. What changed, what to adjust. Strategic time, not status updates.

VIP membership is free

There is no membership fee for VIP. We earn on the standard real-estate commission when we represent you on a deal - same structure as any client relationship. Underwriting, QBRs, Inner Circle intros, event access, and showcases are all included at no cost.

  • ·Transaction fees: standard real-estate commission on deals where we represent you; nothing on deals you self-source and close elsewhere
  • ·Event access, Inner Circle intros, QBRs, underwriting: included - no per-use fees

What we expect from you

VIP isn't passive. We expect you to actually engage - bring deals to underwrite, show up to QBRs, work with Inner Circle members we introduce, and be open to public showcases when you do great work.

  • ·Engaged: 4+ transactions a year is typical (some heavier, some lighter is fine)
  • ·Communicative: respond to deal pings within 24 hours, even if just "pass"
  • ·Public-friendly: open to being featured in Rebuilding Spokompton, podcast, etc. (you control which projects)
  • ·Inner Circle good citizen: when we introduce you to a member, you treat them like a partner - not a quote service

Step one of two

Apply for an open seat.

We read every application. Your Project Spokane lead agent responds personally within 5 business days - yes, no, or "let's talk."

If we move forward, the next step is a 45-minute application call. We walk through the program, you walk us through your portfolio and goals, and we figure out together whether VIP is the right seat right now. Some of the best fits we've ever had told us on that call that VIP wasn't right - and came back two years later when it was.

6 seats are currently open. Most fill in the first 60 days after they open. Membership is free.

Referrals from current VIPs or Inner Circle members are weighted heavily.

Be specific. "Build a portfolio" is less helpful than "add 6 cashflow rentals to a 4-property base."

We respond within 5 business days. If seats are full when we get your application, we'll let you know exactly when the next seat opens and where you sit in line.
