Project Spokane · Investor Boot Camp · Six days, three weeks

The Project Spokane Investor Boot Camp.

Six days over three weeks. Find a deal. Finance it. Renovate it. Decide whether to sell or rent. Manage your money. Scale your business. The playbook, from start to finish.

Why we built Boot Camp.

Real estate investing isn't hard because the math is hard. It's hard because the steps aren't taught in order. You learn financing from one person, sourcing from another, renovating from a YouTube video, and tax strategy from a CPA who's never owned a flip. Six months in, you have fifteen pieces of fifteen different puzzles.

Boot Camp puts the pieces in order.

Six days. Three weeks. One chronological curriculum that takes you from "I want to invest" to "here's my first deal underwriting" - with real operators, lenders, and contractors in the room with you.

What you'll learn, day by day.

One chronological path. Six days. No detours.

Day 1

How to find deals

On-market, off-market, wholesale, auction, foreclosure. Where investor-grade deals actually come from and how to set up systems that bring them to you.

Day 2

How to finance deals, even if you have $0

Hard money, private money, gap funding, conventional, partnerships, creative structures. The full landscape of how investor deals get funded.

Day 3

How to renovate deals on time and on budget

Scope of work, contractor selection, draw schedules, change orders, the specific mistakes that blow up budgets. The boring stuff that makes or breaks profitability.

Day 4

How to decide: sell or rent

The math of flip vs hold. Cash-on-cash returns. BRRRR strategy. When to flip even though you could hold, when to hold even though you could flip.

Day 5

How to manage your money, your business, and your taxes

Entity structuring. Bookkeeping. Tax strategies built around real estate. The CPA-level conversation, made accessible.

Day 6

How to start (or scale) your business

The first deal, the tenth deal, the hundredth deal. What changes at each stage. How to build a portfolio that doesn't break you.

Who's in the room.

Each Boot Camp brings in local guest speakers who are doing the work - at a high level - right now. Not theory. Not consultants. Operators, lenders, and service providers actively running deals in Spokane.

  • Active fix-and-flip operators
  • Private and hard money lenders
  • General contractors and specialty trades
  • Real estate CPAs and tax attorneys
  • Property managers running portfolios at scale

Specific guest lineup announced before each Boot Camp.

Who Boot Camp is for.

Boot Camp is for investors who are ready to do the structured work. Whether you're sourcing your first deal or your tenth, the curriculum walks the whole path - but it works best for people who:

  • Want a chronological roadmap, not piecemeal advice
  • Are willing to show up for all six days (recordings exist, but live participation is where the real value lives)
  • Aren't allergic to numbers
  • Want to be in a room with people doing the work in Spokane right now

Frequently asked questions.

Do I need to have a deal lined up before I start Boot Camp?

No. Most attendees finish Boot Camp WITH a deal in motion. The curriculum includes the live work of finding and underwriting your first one.

What if I miss a day?

Every session is recorded. Live attendance is strongly encouraged - that's where the real interaction with operators happens - but you can catch the recording later.

Is Boot Camp in person or online?

Both. We run it as a hybrid - most attendees join in person in Spokane, some attend via livestream. Either format works.

How much does Boot Camp cost?

Boot Camp is free for everyone. Join the waitlist and we'll let you know when the next one is scheduled.

What's the difference between Boot Camp and the monthly Education Series?

The Education Series is a single topic per month, open to drop-in. Boot Camp is a six-day chronological curriculum. Think of Education Series as the buffet, Boot Camp as the prix fixe.
