Terms of Service

01. Acceptance
By accessing projectspokane.com or the Project Spokane portal (the "Services"), you agree to these Terms and our Privacy Policy. If you don't agree, don't use the Services.
02. Who we are; no agency until engaged
Project Spokane is a team of licensed real estate agents operating under Real Broker LLC (WA/ID). Using the site or submitting a form does not by itself create an agency, brokerage, or client relationship. A real estate relationship begins only when you sign a written brokerage or representation agreement. Educational content and tools are informational, not a substitute for professional advice.
03. Not financial, legal, tax, or investment advice
The site includes tools (deal underwriter, portfolio and project trackers, comp search) and educational material about real estate investing, gap lending, and short sales. All of it is for general information only. Projected returns, deal math, ARV estimates, timelines, and outcomes are illustrations, not promises. Real estate and private lending involve risk, including loss of principal. Consult your own attorney, CPA, and licensed financial professional before acting. Gap-lending opportunities are private, deal-by-deal loans — not securities, funds, or offers to sell securities, and not FDIC-insured.
04. Eligibility and accounts
You must be 18+ and able to form a binding contract. Keep your login credentials confidential; you're responsible for activity under your account. Provide accurate information and keep it current.
05. Acceptable use
Don't misuse the Services. Don't scrape, harvest, or bulk-download listing or MLS data; violate IDX or MLS rules; access data that isn't yours; probe or breach security; upload unlawful, infringing, or harmful content; or send spam.
06. MLS / IDX listing data
Listing information is provided through the IDX program of the Spokane Association of REALTORS® MLS via MLS Grid and is owned by the MLS and its participants. It is provided for consumers' personal, non-commercial use, may only be used to identify prospective properties, and may not be reproduced or redistributed. Data is deemed reliable but not guaranteed; verify independently.
07. Communications consent
By providing your contact information you consent to be contacted about your inquiry by email, phone, and — if you opt in — SMS, as described in the Privacy Policy. You can opt out at any time.
08. Intellectual property
The site, brand, copy, and tools are owned by Project Spokane / Real Broker LLC or licensed to us. We grant you a limited, revocable, non-transferable license to use the Services for their intended purpose. Listing data remains subject to MLS terms.
09. Third-party links and services
We link to and integrate third-party services and are not responsible for their content or practices.
10. Disclaimers
The Services are provided "as is" and "as available," without warranties of any kind to the fullest extent permitted by law. We don't warrant that content (including deal math and listing data) is accurate, complete, or current.
11. Limitation of liability
To the fullest extent permitted by law, Project Spokane, Real Broker LLC, and our team won't be liable for indirect, incidental, special, or consequential damages, or for lost profits or investment losses, arising from your use of the Services.
12. Indemnification
You'll indemnify us against claims arising from your misuse of the Services or violation of these Terms.
13. Governing law and disputes
These Terms are governed by the laws of the State of Washington, without regard to conflict-of-laws rules. The exclusive venue for disputes is the state and federal courts located in Spokane County, Washington.
14. Changes
We may update these Terms; continued use after changes means you accept them.
