Who we are

Project Spokane is the brand name for a team of licensed real estate agents operating under Real Broker LLC in Washington and Idaho. In this policy, "Project Spokane," "we," "us," and "our" refer to that team. Contact us at hello@projectspokane.com or (509) 217-7444.

What this policy covers

This policy explains what information we collect through projectspokane.com and our client and investor portal, how we use it, who we share it with, and your choices. It does not cover Real Broker LLC's practices as your transaction brokerage (governed by your brokerage agreements) or third-party sites we link to.

Information we collect

You give us directly

Through forms, program applications, call requests, Monthly Update signup, portal account creation, and when you contact us:

  • Contact details — name, email, phone, and for some intakes mailing or property address.
  • Application details — for lender, VIP, MVP, short-sale, and event intakes: capital range, hold tolerance, investing experience, hardship circumstances, timelines, and free-text notes.
  • Account details — login credentials managed by our auth provider, portal preferences, saved listings, saved searches, and uploaded documents.

We collect automatically

IP address, browser and device type, pages viewed, referring page, and similar analytics, plus cookies and local storage (see the Cookies section below).

We receive from third parties

Listing and market data from the Spokane Association of REALTORS® MLS via MLS Grid (IDX); Google sign-in information if you use it; and communications metadata from our telephony and SMS provider.

How we use your information

  • Respond to inquiries, schedule calls, and provide real estate, lending-referral, and educational services.
  • Underwrite and present investment and gap-lending opportunities you've asked to see.
  • Operate your portal account (listings, favorites, deal analyses, transactions, documents, notifications).
  • Send transactional messages and, with consent, the Monthly Update and event notices.
  • Improve the site, prevent fraud and abuse, and maintain security.
  • Comply with real estate, lending, tax, and other legal obligations, including MLS and IDX rules.

Text messages (SMS) and calls

If you give a phone number and opt in, we may call or text you about your inquiry, appointments, deals, and events. Message and data rates may apply; frequency varies. Reply STOP to opt out of texts at any time, or HELP for help. Consent to marketing texts is not a condition of any service. We record and may transcribe calls where permitted by law for quality and record-keeping; we disclose recording as required.

How we share information

We do not sell your personal information. We share it with:

  • Service providers that run the platform on our behalf under confidentiality obligations (hosting and app platform, database + authentication + file storage, telephony and SMS, email delivery, mapping, analytics).
  • Real Broker LLC and transaction participants (title, escrow, lenders, inspectors, co-op agents) as needed for a transaction you're part of.
  • Inner Circle referral partners (for example, a CPA or attorney) only when you ask for an introduction.
  • Authorities or others when required by law or to protect rights and safety.
  • In a business transfer (merger, acquisition, or sale of assets), subject to this policy.

Your portal sharing controls

Inside your portal you can grant read-only access to specific people (for example, a CPA, attorney, or spouse). Those grants are yours to create and revoke, and we log access for your records.

Data retention

We keep personal information as long as needed to provide services and for legitimate business and legal purposes, including real estate recordkeeping, and then delete or de-identify it.

Your choices and rights

Unsubscribe from marketing emails via any message's link; opt out of texts by replying STOP; ask us to access, correct, or delete your personal information at hello@projectspokane.com. Depending on your state, you may have additional rights; we honor applicable Washington and other state privacy laws. We do not knowingly collect information from children under 16.

Security

We use reasonable administrative and technical safeguards. No system is perfectly secure, so we cannot guarantee absolute security.

Changes

We will post updates here and revise the effective date. Material changes may be communicated by email or in-portal notice.

Cookies

We use three kinds of technologies:

  • Essential — required to run the site: authentication and session, security, and load balancing. These can't be turned off. We also use your browser's local storage to remember interface preferences such as saved and favorited listings and recent searches.
  • Preferences — remember choices you make (filters, sort order, dismissed banners) so the site behaves the way you left it.
  • Analytics — help us understand which pages are used and where things break, so we can improve.

You can control cookies through the banner on the site and your browser settings. Blocking essential cookies may break sign-in and portal features.
